What Gets Inspected

We Inspect

Heat & Air – We operate both systems (weather permitting), visually check components, flue, thermostat, ducts, filters & blowers, electric, gas, oil, heat pump, and hot water type systems.

Plumbing – We operate all fixtures. We also check heaters, exposed pipe, exposed drains, sump pumps, and inspect for natural gas leaks.

Electric – We open panels, check exposed wiring, lights, receptacles, switches, and ground connection.

Appliances – This includes a brief test of kitchen and laundry appliances.

Roofs – We check visible roof surfaces, flashings, gutter downspouts, storm drains, vent, attics, and frame components.

Structural Components – This includes the visible portions of foundations, frame, walls, floors, ceilings, porches, decks, and roofs.

Exterior Finishes & Accessories – This may include brick, stone, stucco, sidings, trim, soffits, windows, doors, caulk, paint, porches, decks, patios, pavement retaining walls, and garages.

Interior Finishes – We visually check walls, floors, ceilings, windows, doors, etc.

Elevation & Drainage – This is very important as it affects water leakage, settlements, foundation problems and erosion.

Basements – We check readily accessible areas for signs of leakage and moisture.

Fireplaces & Chimneys – We visually check chimneys, fireplaces, wood stoves, inserts, and venting systems.

Insulation – We can visually check readily accessible areas.

Fire Safety – All buildings should have regular periodic fire safety inspections. We will tell you (customer) if we saw a hazard during our visit.

Special Testing – We conduct Radon and Asbestos sampling upon request. We do not conduct the actual test, we use EPA approved Radon test sampling devices and take samples of suspected Asbestos materials and send them to certified professional testing laboratories for evaluation and receive test results from them.


Gas leaks are discoverable with a TIF8800A Combustible Gas Detector.

Air Conditioning leak detection is accomplished using Infinicon Tek-Mate® Refrigerant Leak Detector.
